When to Install Flooring in a New Vancouver Build: Acclimation & Construction Moisture

  • July 11, 2026

New homes in Metro Vancouver get floors installed on a tight schedule, and that is exactly when wood floors go wrong. A new build is full of construction moisture, and flooring laid before the home has settled into normal living conditions is set up to gap, cup, or buckle. Here is when to install flooring in a new Vancouver build, and the acclimation rules that protect it.

Key takeaways

  • New construction holds large amounts of moisture from concrete, drywall, and paint.
  • Flooring should be among the last trades, after the home is dried in and conditioned.
  • Run the HVAC for several days so the home is at normal living humidity first.
  • Wood should acclimate to the real interior, not a cold or damp shell.

The construction-moisture trap

A freshly built home is wet in ways you cannot see. Curing concrete, drying drywall mud, fresh paint, and damp framing all release moisture into the air for weeks. Install wood flooring into that environment and the boards take on moisture, then shrink and gap once the home finally dries out.

Flooring goes near the end

Wood flooring should be one of the last trades, after the building is dried in, the wet trades are finished, and the heating or HVAC is running. Installing into a conditioned, stable interior is what lets the floor settle at the moisture content it will actually live at.

The HVAC rule

Before the floor goes down, the home should be held at normal living conditions, which usually means running the HVAC for several days so temperature and humidity are where they will be once people move in. Acclimating the wood to those real conditions, and matching its moisture content to the subfloor, prevents most failures.

Winter timing on the coast

Vancouver’s wet winters add a wrinkle. A home closed up with the heat running in winter can be drier inside than the damp air outside, so acclimation has to track the indoor reality, not the season outdoors. Rushing a winter install before the home is conditioned is a common and avoidable mistake.

Frequently asked questions

How long should hardwood acclimate?

It depends on the product and conditions, but the home must be at normal living temperature and humidity first. Acclimating to a damp shell does more harm than good.

Can flooring go in during winter construction?

Yes, once the home is dried in and the heat is running so the interior is conditioned. The season outdoors matters less than the conditions inside.

Why did my new floor gap after a few months?

Usually construction moisture: the boards absorbed it, then shrank as the home dried. Proper sequencing and acclimation prevent it.
